We programme to your tenancy gap and hand over re-let-ready.
Owner-occupier full refurbishment (6–12 weeks)
Strip-out, replanning of layout, new kitchen and bathroom(s), full rewire and replumb where needed, replastering, joinery (skirting, architraves, doors), flooring, decoration. We coordinate building control for any structural changes (load-bearing walls, beams), and FENSA-registered window installers where windows are part of the scope.
Buy-to-let upgrades and HMO conversions
Converting a 3-bed house into a 5-bed HMO involves layout changes, additional bathroom, full fire compliance (FD30S doors throughout, mains-linked smoke detection, fire alarm panel), Article 4 / licensing paperwork support, and EICR / gas safety. We have programmed dozens of these across Liverpool — we know what the council will ask for at licensing.
Probate, auction and distressed property

Structural alterations and extensions
For load-bearing wall removals, steel beam installations, chimney removals, lintels and underpinning, we work with a structural engineer and submit to building control. The engineer's calcs, the steel specification, the bricklayer's day and the building control sign-off all coordinated in one programme.
